BASIC “VIABILITY” CALCULATOR FOR INCOME PROPERTY PURCHASES


Here’s a basic calculator to quickly determine the basic "qualifiers" pursuant to your prospective purchase of a given income property. For the purposes of this basic calculator, it is assumed that the property will be paid for in cash. By inputting the estimated values listed below, the following calculations will be performed for you:
  1. The Gross Rent Multiplier ("GRM");
  2. The Net Operating Income ("NOI");
  3. The Capitalization Rate ("CAP RATE"); and
  4. The Return on Investment ("ROI").
Start by inputting the following values:


 

ASKING PRICE
The asking price for the property


   
 

RENTS
The total, annual amount of the gross rents for the property


   
 

EXPENSES
The total, annual amount of expenses and costs to manage and maintain the property (excluding any amounts of interest and principal on any mortgage being paid). Typically, these include real estate and personal property taxes, property insurance, management fees (on or off-site), repairs and maintenance, utilities, and other miscellaneous expenses (accounting, legal, etc.)


   
 

CASH TO CLOSE
The estimated, total amount of cash that it will take to purchase the property (i.e. cash purchase with no financing). Typically, this will include the purchase price, estimated closing costs, and other directly-related amounts that you might pay outside of closing (i.e. like the cost of an appraisal or any inspections, etc)
